Real estate diagnosis: list of all types of diagnosis for house or apartment
Whether you are a landlord, seller or buyer of real estate, you are required to provide your tenants or future buyers with a Technical Diagnostic File. This DDT is a report containing all of the mandatory real estate diagnostics.
The objective of the DDT is to inform future tenants or owners of a home about the characteristics of the latter and the potentially dangerous elements of it. These diagnostics have been made obligatory by the legislator in order to regulate transactions, but also to protect buyers and tenants.

Sale or rental: what are the mandatory real estate diagnostics?
For a sale or real estate rentals, the diagnoses may be different. These must be provided no later than the day of signing the promise of sale or lease. This document mentions the presence or absence of materials that contain asbestos. It concerns buildings for which the building permit was validated before 1er July 1997. It has an unlimited validity period if the presence of asbestos is not detected. On the other hand, if traces are detected, a check must be carried out again within 3 years. As its name indicates, it concerns the installation of non-collective sanitation and concerns all built assets which are not connected to the public network. The document is valid for 3 years. There are prefectural decrees which specify the municipalities affected by foreseeable risks such as seismic risks, natural, mining or technological hazards, or even polluted soils). All buildings constructed in these municipalities are subject to the ERP diagnosis. Its objective is to check the condition of the electrical installation. This diagnosis concerns buildings whose installation is more than fifteen years old. The document is valid for 3 years. This document only concerns buildings built in one of the noise zones defined by the aerodrome noise exposure plan, as indicated in article L. 112-6 of the Town Planning Code. This document allows you to indicate the surface area of a co-owned lot (no obligation for individual dwellings). Its validity period is permanent, as long as no extension or modification of the batch is made. It concerns all constructed buildings, except those listed in article R.134-1 of the CCH. It is valid for 10 years. A new DPE is, however, mandatory if modifications that result in a modification of the indicators are made. Its objective is to provide information on the energy consumption of a property and it now includes information on the improvement work to be carried out in the event of poor classification. It concerns all residential buildings built before 1er January 1949. It mentions the presence or absence of lead, the different thresholds and a notice presenting the effects of the presence of lead on health and the precautions to take. If certain thresholds are exceeded, the document is valid for one year only, otherwise, its validity period is unlimited. Once again, this document only concerns the areas delimited by prefectural decrees and concerns all constructed buildings. It is valid for a maximum of 6 months and must be redone if a new order presenting new risks or areas of infestation is declared. It only concerns building land that does not yet have buildings in specific areas. Finally, if your property is in a condominium, you will need to attach the technical diagnosis of the building to the DDT, if there is one. All these diagnoses must be carried out by a certified and qualified professional. Indeed, many of them, if they are not provided or if they are inaccurate, may lead to your liability and expose you to sanctions. Please note: only the Carrez diagnosis can be carried out without calling on a professional, but it is nevertheless strongly recommended so that the document cannot be called into question.
