Whether you are a landlord, seller or buyer of real estate, you are required to provide your tenants or future buyers with a Technical Diagnostic File. This DDT is a report containing all of the mandatory real estate diagnostics. \n\nThe objective of the DDT is to inform future tenants or owners of a home about the characteristics of the latter and the potentially dangerous elements of it. Sale or rental: what are the mandatory real estate diagnostics?
\nFor a sale or real estate rentals, the diagnoses may be different. \n\nThese must be provided no later than the day of signing the promise of sale or lease. \nThis document mentions the presence or absence of materials that contain asbestos. It concerns buildings for which the building permit was validated before 1er July 1997. \nIt concerns all constructed buildings, except those listed in article R.134-1 of the CCH. It is valid for 10 years. A new DPE is, however, mandatory if modifications that result in a modification of the indicators are made. \nOnce again, this document only concerns the areas delimited by prefectural decrees and concerns all constructed buildings. \nIt only concerns building land that does not yet have buildings in specific areas. \n\nFinally, if your property is in a condominium, you will need to attach the technical diagnosis of the building to the DDT, if there is one. \n\nAll these diagnoses must be carried out by a certified and qualified professional. Indeed, many of them, if they are not provided or if they are inaccurate, may lead to your liability and expose you to sanctions. \n\nPlease note: only the Carrez diagnosis can be carried out without calling on a professional, but it is nevertheless strongly recommended so that the document cannot be called into question.
